The Essence is a project that is part of The Harbour mixed development. The Harbour which will spread out over 65 acres will comprise commercial and business areas, office towers, luxury hotels, a theme park, medical centre and international schools. The Essence is only a small part of The Harbour, but will command a gross development value (GDV) of RM1.2 billion.
Of the many developments within The Harbour, The Essence will be one of the SoFo (Small office Flexible office) developments. Designed to be office buildings, there will be 2600 units of SoFos and The Essence. These units will be housed within 2 blocks, with Block A at 55 storeys being the higher density of the 2 towers. Block B stands 49 storeys tall. The Essence will be a leasehold development that is targeted to be completed by the year 2021. Its targeted completion date is in the year 2021.

Analysis
The Essence is one of the more affordable developments within Damansara Perdana, due to its smaller unit sizes. While this makes it possible for the typical home buyer to own a property in the neighbourhood, a high density of living is something that they will need to deal with.

Summary
The Essence was originally known as Empire 2, but the plan was scraped and the project was taken over by a developer with more solid financial standing. The general consensus in the market is apprehension on the high density of developments, but there are still buyers who have strong confidence in The Harbour’s project as it is located in an excellent location.
